Fifty-five jobs could be created if plans for the new shop in Derby are approved.
A planning application has been submitted to Derby City Council for up to three new retail units on the site of the Derby Fireplace Company on Wyvern Way.
One of the businesses planned for the area is an M&S Simply Food store.
The new shop would provide about 55 new jobs, with a mixture of full-time and part-time positions.
The other shops on the development, the plans for which have been submitted by London Metric Derby Limited and Clowes Developments (UK) Limited, have not been revealed yet.
There are no plans to change either of the two existing Marks and Spencer stores in the city.
